Global REITs are sitting at one of the most attractive entry points in decades. The valuation gap between global equities and G REITs is now the widest since the dot com bubble—a setup that historically preceded multi year REIT outperformance. With investors rotating out of crowded tech and back into value and real assets, REITs are already beginning to benefit. Add a ~4% yield, earnings growth and valuation uplift, and low teens risk adjusted returns look increasingly achievable.
At the same time, many portfolios remain structurally underweight real estate—making now a prime moment for investors to rebalance.

David joined Dexus Real Estate Securities in 2019 as Portfolio Manager for North America.
David worked for 15 years as the chief investment officer, portfolio manager and securities analyst for the global real estate securities groups at AllianceBernstein and Goldman Sachs asset management. Prior David worked for 13 years in global private equity real estate with Schroder real estate associates, and the Yarmouth group (which was acquired by Lend Lease). David served on the board of directors of Rouse properties from 2011 to 2016 before it was acquired by Brookfield in July 2016.
David is presently a professor at the Columbia University Master’s program in real estate development and investment, a member of the investment advisory Council at Ithaca College, David is a CFA charter holder, and member of NAREIT.
